Requirements for opening Union branches in member states

Geographical scope means:

A country, a major city, a small city, or any independent geographical area with clear borders from its neighbors and whose population exceeds two hundred and fifty thousand people.

According to the attached table specifying the name of each country and its geographical area, the branch can be activated in any geographical area in the member countries once it completes one or all of the three requirements detailed below:

First requirement:

The presence of a permanent member in the Union establishes a branch of the Union in accordance with the following restrictions:
He will be recommended and approved for appointment by the Founders Board by written resolution.
He shall be one of the real estate pioneers with a good standing, reputation, and financial solvency, and shall provide proof of this upon request.
He resides in the same country (or city) and holds its nationality.
He bears all legal and financial obligations necessary to establish and introduce the Union within its scope.
It holds a monthly meeting for real estate entrepreneurs in a decent and stable place throughout the year, and receives real estate professionals from within and outside the scope. It documents the meeting via (a private Facebook page) under the name of the Union, so that it publishes the news and projects of the Union, discusses ways to develop the real estate sector within the scope, attracts new members, and promotes Their relationships.
The Union has the right to appoint more than one founding member in major cities that contain more than a million people in a way that achieves the interest of the Union without conflict, and each of them shall have a specialized monthly meeting.
The Union has the right to cancel the assignment of the founder of the Union branch within the specified scope if he fails to fulfill his aforementioned responsibilities.

Second requirement:

The existence of an official or semi-official body that holds membership in the Union and has an existing and independent legal status linked to the real estate that officially represents the Union in accordance with the following restrictions:
The authorities are the relevant ministries, the main municipalities in the cities, the chambers of commerce, business associations, real estate associations and federations, banks, joint-stock companies and others similar to them.
It is necessary to submit a letter requesting representation of the Union, limited to a specific geographical scope and for a specific, renewable period, clarifying the capabilities and advantages that this body will provide for the benefit of the Union.
This entity must include at least more than ten real estate companies and more than ten real estate investors who meet the conditions for membership in the union.
The entity must appoint a person from its full-time employees to be responsible for communication and communication in all matters related to the Union’s affairs from inside and outside the geographical area.
It must support all activities held by the Union by publishing it and inviting members to participate in it, and it must take the initiative to harness its capabilities for the purpose of establishing activities that complement the goals and means of the Union, and it must adopt holding an annual meeting that includes all members within the geographical scope for the purpose of getting to know each other and developing joint projects locally.
The Federation has the right to appoint more than one legal body in major cities with more than one million people in a way that achieves the interest of the Federation without conflict.
The Union has the right to cancel the entity’s assignment to represent the Union in a specific area if the entity does not provide significant added value to the Union.

Third requirement:

The presence of a permanent member who is appointed as director of the Union branch in a specific geographical area according to the following restrictions:
Every member has the right to nominate himself as director of a branch of the Union in a specific geographical area, provided that he is appointed by the Founders’ Council for a period of two years, subject to renewal.
He has a leadership personality, a good reputation, and wide fame. He possesses financial solvency and good relationships, and is prepared to bear all the legal, financial, and administrative responsibilities of the branch.
He submits a proposed annual plan for the entire period of his administration, clarifying his program and budget to achieve the Union’s vision and goals.
It provides a decent office and at least one full-time employee to implement its plan, to support every member of the union who wishes to visit its domain or invest in it, and to support the work of the founder and representative of the union in the domain.
The branch director is committed to providing periodic studies and research on the real estate market within his scope, and to providing the Union with all real estate reports and official information issued within his scope.
The elements for evaluating the success of the plan are the increase in the number of members who meet the union’s conditions, the development of joint investments in coordination with the rest of the branches, the active presence in all the union’s activities and projects, and the volume and reliability of the real estate studies and information that it publishes through the union.
The Union has the right to appoint more than one branch director in major cities with more than a million people in a way that achieves the Union’s interest without conflict.
The Union has the right to cancel the appointment of the branch director in a specific area if he fails to fulfill his responsibilities as branch director.
